Program

An existing, vacated, historic 1 story hospice campus, consisting of 3 buildings totaling 45,000 s.f. was to be remodeled into senior affordable housing via a tax credit loan. The campus is directly adjacent to a Light Rail station. The project’s historic designation stems from its long history as the largest in‐patient hospice in Colorado.

Solution

The existing building was converted into a total of 49 units plus a separate manager cottage. Units ranged from smaller 1‐ bedroom units to large 2 bedroom plus den units. All units have their own private outdoor patio looking to the landscaped grounds with mature trees. 3 northern units, a portion of the building with a separate entrance, were designed as loft‐like spaces with their own private entrance and large glass facades facing their own private courtyard. Each of the two main apartment buildings include their own common spaces, including secure entry, living room, activity space, coffee bar, central resident laundry and mail.

The project included many energy efficient aspects, including electric vehicle charging stations and advanced energy use monitoring systems.
